Cancellation Policy

We are a small inn with 12 guest rooms and cancellations affect us greatly. Other than a NJ state of emergency, there are no exclusions nor credits for future stays.

Please cancel by phone and then email us with your request to cancel. The policy below applies to bookings made on our website. If you booked with a 3rd party, this policy along with other terms and conditions from that 3rd party will apply.

There are no refunds or changes on single peak-night or promotional rates, including single-peak nights booked via 3rd parties (Hotelscom, Expedia and others). If you booked with a 3rd party, there will be additional cancellation terms.

3rd PARTY BOOKINGS: Your booking may be non-refundable or different from those booked directly on our website.

ONLY FOR DIRECT BOOKINGS: Regardless of season, cancellations and modifications carry a min $60 fee per hotel room.

No exclusions are allowed nor credit given towards future dates. Peak weekend defined as Friday, Saturday & Sunday. Peak season begins 2 weeks before Memorial Day to September 30. For detailed terms, refer to your confirmation email. There are no refunds or changes allowed on single peak-night stay or on any promotional rates. If you cancel inside of 30 days of peak season arrival, refund amount depends on whether the room re-sold, less a $100 fee. You are responsible for full amount of reservation until the room resells. Peak Season weeknights follow same cancellation policy using 21 days instead of 30 days. Off-peak season requires 7-day cancellation for weekends and 3-days for weeknights.
