Cancellation Policy

We are a small inn with 12 guest rooms and cancellations affect us greatly. We only refund due to a NJ state of emergency declared by 5 pm on day of arrival which prevents travel to the Inn. THERE ARE NO OTHER REFUNDS NO MATTER THE REASON AND REGARDLESS OF COVID-19. We do not offer future stay credits. Please consider travel insurance if your plans are uncertain.

If you book here on our website, the minimum cancellation or modification fee is $75 per room; however, your booking becomes non-refundable as your arrival date approaches, as follows. Bookings with 3rd parties such as Expedia, BookingCom or AirBnB are IMMEDIATELY non-refundable and cannot be modified.

Peak Season: If you cancel under 14 days for a weekend arrival (Fri/Sat/Sun) beginning 2 weeks before Memorial Day and ending 4 weeks after Labor Day, there will be no refund. There are no refunds for shortened stays if already within the 14-day non-refundable window. For weeknight arrivals, if you cancel under 10 days there will be no refund.

Low Season: If you cancel under 7 days for a weekend arrival (Fri/Sat), there will be no refund. For weeknight arrivals, if you cancel under 3 days there will be no refund.

Holidays and Special Days such as Thanksgiving Eve, Thanksgiving Day, Christmas Eve, Christmas Day, New Year’s Eve, Valentines and Easter Sunday follow peak weekend cancellation rules (14 days).

Refunds are only for the amount that the Inn was rendered inaccessible due to the declared emergency; a 6% cc processing fees will apply. Refunds over $500 are issued by check.
